Landowners have again been busy applying for new developments across the area this week. 

In Bracknell Forest, Bracknell Development Ltd have applied to convert two former offices into commercial and residential spaces, whilst an application has been submitted which proposes the demolition of a farmhouse and the erection of eight new homes and a cottage in its place. 

Meanwhile in Wokingham, an application has been proposed to demolish an existing bungalow and outbuildings to be replaced by one dwelling on Barkham Road, as well as a prior approval submission to convert two barns into dwellings at Manor Farm on Longwater Road.

Proposed conversion of two former offices into commercial and residential spaces 22/00169/FUL

Bracknell Development Ltd have submitted a proposal to redevelop the former Lloyd’s Bank and Post Office sites at 6 and 8-10 High Street in Bracknell Town Centre.  

The plan is to convert the former offices into a mixture of retail, commercial and leisure space on the ground and first floor with a total of 58 residential flats above, as well as associated landscaping, cycle storage, parking and bin storage. 

The developments at the two sites will consist of one 10 and one 12-storey building which, alongside the commercial spaces, will provide 58 homes of one, two and three bedrooms with balconies. 

The demolition of a farmhouse and the erection of eight new homes and a cottage 22/00114/FUL

An application has been made alongside JSA Architects Ltd for the development of eight new homes and the refurbishment of the existing cottage at Oak Tree Farm on Twyford Road. 

The proposal involves demolishing the existing main farmhouse, associated ancillary barns and temporary structures. 

The overall land holding at Oak Tree Farm is 13.4 hectares and application site is 1.27 hectares, situated in the middle of the site.  

The site actually lies in two boroughs but, due to the size of the land holding and its countryside setting, there are no adjacent properties that would be impacted by the proposals. 

Plans to demolish an existing bungalow and outbuildings to be replaced by one dwelling (220704) 

Bracknell News:

A plan has been submitted for approval for the redevelopment of a site on Barkham Road in Wokingham to suit the owners retirement. 

The submission proposes the erection of one dwelling with a raised floor level and veranda, plus amendments to ground levels for access to the front door, following demolition of the existing dwelling and outbuildings. 

The existing dwelling is a two-bedroomed bungalow on a plot that is approximately 1340 square metres in total.   

Plans to convert two barns into dwellings at Manor Farm (220967) 

Bracknell News:

A prior approval has been submitted for the proposal to subdivide one barn (Barn A) in to three dwellings and convert a second barn (Barn B) in to a single dwelling on Manor Fram on Longwater Road. 

The site lies to the east of Finchampstead in Wokingham Borough, roughly one mile south of Wokingham town, where the surrounding area consists mainly of farmland and forested land. 

It is not on Green Belt land, nor are there any Conservation Areas or other protected environmental or landscape requirements affecting the site location - neither are the buildings Listed. 

The prior approval application addresses the conversion and associated works such as walls, windows, roofs, materials and drainage.
