Plans to repurpose the top floor of a commercial property into flats have been submitted to Bracknell Forest Council.
GB Builders Ltd have put forward proposals to change the use of the first floor of a property in Sandhurst from commercial premises to residential dwellings.
The site is located at 339 Yorktown Road - situated in the College Town Ward in Bracknell.

If approved, the site will see the development of one studio flat, two one-bedroom flats and one two-bedroom flat, whilst retaining the ground floor use as an office.
The plans involve the partial demolition of the existing single storey element and the construction of a two storey extension to accommodate the four new residential properties.
The total internal area of the first floor containing the dwellings is stated to be 269.9 sqm, whilst the internal area of the office is proposed to be 252.7 sqm - with some alterations to create an open plan office space with meeting and board rooms.

Access to the office would be relocated to the western elevation - which faces College Road - whilst access to the residential units would be via a separate point to the east of the property.
There are also plans outlined for refuse and cycles stores to the east.
Some local residents have objected to the proposal, specifically relating to concerns about increased traffic at an already busy junction, insufficient parking allocation and a lack of communication from the applicant.

A neighbour of the site, Russell Parker, strongly opposes the development and said: “Increasing the traffic, both public and personal along with construction and yet further works for utilities is extremely concerning.
“It's been nonstop since we moved here 6yrs ago.”
The planning committee is currently considering the application.
