A plan has been submitted for the proposed development of 174 new homes in Crowthorne. 

The application, submitted by housing developers Vistry Group, outlines a scheme to deliver the new builds at the existing Buckler’s Park development. 

The developers, which incorporates Linden Homes, Bovis Homes and Vistry Partnerships, are proposing the new dwellings to consist of four five-bedroom, 33 four-bedroom and 91 three-bedroom houses, as well as 34 two-bedroom properties – comprising of a mix of flats and houses – and 12 one-bedroom flats.

A total of 17 of the new homes are described as affordable housing – 10 per cent – which will be comprised of five three-bedroom houses, a mix of eight two-bedroom houses and flats, as well as four one-bedroom flats. 

The site, a ten-acre parcel of land off Nine Mile Ride, forms part of the former Transport Research Laboratory land – previously used for vehicle testing, research and development – which was previously earmarked for redevelopment.  

The wider scheme has outlined planning permission for up to 1,000 new homes alongside amenities including a retail unit, primary school with associated playing fields, care home, parking, on-site storage and a country park.

In addition to these amenities, there are also designs for new road, bus and cycle networks. 

As part of the new housing development, the routes of some of the old testing tracks have also been integrated as pedestrian links within the adjacent Buckler’s Forest. 

Buckler’s Park, made up of approximately 102 hectares, is situated on the boundary of Crowthorne off the Old Wokingham Road. To the south of the site lies a series of forester’s cottages, beyond them is land belonging to the Forestry Commission.

The northern boundary of the site is formed by Nine Mile Ride and to the southeast of the site is Bracknell Road and Broadmoor Forest. 

Marketing manager for Vistry Thames Valley, Alix Laflin, said: “The masterplan for the wider scheme includes a range of amenities for residents on the doorstep plus all the outdoors has to offer at Buckler’s Forest, while there’s easy access to Crowthorne village centre and neighbouring Crowthorne Wood.  

“The range of homes we are proposing has been designed to suit the needs of all types of hopeful buyers, with new one and two-bedroom apartments suited to those seeking their first home or downsizing, and two, three, four and five-bedroom houses ideal for families of any size.

Vistry submitted the plans for Buckler’s Park to Bracknell Forest Council earlier this year and the proposal will come before a future committee meeting ahead of a decision being made.
