A DEVELOPER has proposed to build a mix of homes, flats, and shops on a parcel of land near Ascot High Street.
London Square and Ascot Central Car Park Limited have submitted plans to build 137 dwellings, compromising 32 one-bed and 69 two-bedroom apartments with two-bedroom duplexes and 34 four-bedroom homes, on land by Ascot fire station and west of Hermitage Parade.
Affordable housing is provided but the amount is yet to be decided as a viability review of the scheme is yet to be undertaken.
New commercial and office units are proposed and be purposed for a variety of use, such as small scale retail, cafes, restaurants, community spaces, and more.

Along with this, it also proposes new pedestrian and cycle paths and a children’s play area.
It could also create a ‘village/market square’ fronting the High Street and in-between the two apartment blocks. The developer said it will be an ‘attractive, multipurpose set of spaces linked with community parkland and pedestrian/cycle routes.’
A total of 123 car parking spaces are proposed. Council policies require the development to have 157 parking bays but London Square and Ascot Central Car Park Limited said the site is in close proximity to bus stops, railway stations, schools, and local shops.
Vehicular access to the site is via the existing routes leading from Station Hill which provides access for the Ascot Wood Residents and also to the tennis club.
All homes will be allocated two cycle parking spaces each in the form of cycle hoops within their respective gardens. Larger gardens will be provided with four cycle parking spaces.
The site was within greenbelt land but policies protecting it no longer apply as it is earmarked within the borough local plan, which sets aside multiple sites for thousands of new homes, as AL16.

This application focuses on the western part of the site to build 137 homes as the site as a whole is earmarked for 300 homes within the borough local plan.
Within the planning statement, it states: “The consultant team has a significant amount of expertise and have worked hard to ensure the scheme presents a holistic and attractive development that responds appropriately to the landscape and woodland setting whilst creating a vibrant edge to the High Street.”
A decision has not been decided yet, but it will most likely be decided by councillors sitting on the Windsor and Ascot development management panel.
