Plans for another major town centre housing development in Bracknell are in the works, it has been revealed.

Some 40 new homes could be built on a patch of land just south of Bracknell train station – the latest project of a partnership between Bracknell Forest Council and developers Countryside Properties.

The plans say the development would make it easier for families and individuals to find affordable housing in the town centre.

It says their aims are to “Make town centre living available for families, but also appealing to single occupancy and the elderly, in a choice of affordable homes within walkable reach of the town centre, enabling residents to access the amenities and attractions of the town centre.”

They also say the development would be a “benchmark for high quality housing and a “beacon” for sustainable housing.

If the plans go ahead, the homes – a mixture of flats, homes and possibly shops – would be built on the current site of a car park on Old Bracknell Lane West.

It would be next to the site of the Coopers Hill housing development – another major project of the partnership – and the 349 home Bracknell Beeches, which is nearing construction.

Plans say that up to 100 per cent of the homes would be marketed as “affordable.” This means they would be let by housing associations, with rent capped at Local Housing Allowance rates which are used to calculate housing benefits paid to tenants of private landlords.

The minimum proportion of affordable housing would be 25 per cent.

Bracknell Forest Council’s leading body of councillors – its Executive Committee – is set to discuss and vote on a first look at the plans at its meeting on Tuesday, September 20.

A council officers’ report to the committee recommends that they back the plans, and says the development will improve the town centre.

It says: “Following completion this development will enhance town centre living in the centre of Bracknell, helping support an 18-hour economy by creating a lively mixed-use destination with residential and potential commercial uses close to the town centre.”

If the committee agrees, developers will still need to work on more detailed plans before applying for planning permission, which they expect to do in mid-2024.

The plans are the third major project of the collaboration between Bracknell Forest Council and Countryside Homes, known as the Bracknell Forest Cambium Partnership.

The other two are Coopers Hill, and the 169-flat Market Street development currently underway.
