Plans to build more bedrooms at a major housing project and new changing rooms for a sports club are in this week’s round-up of planning applications and decisions in Bracknell Forest and Wokingham Borough.

Bracknell Forest: new bedrooms for major housing development (20/00272/FUL)
Berkeley Homes has applied for permission to add new bedrooms to already-approved plans at a major housing development in Warfield.
Some 39 homes to the north of Harvest Ride and east of West End Lane were approved as ‘phase 10’ of the huge 750-home Warfield development in October 2022.
Now Berkeley wants to add extra bedrooms to two of the flats in the plans. Plots 18 and 19 were approved as one bed flats. But Berkeley Homes wants permission to make these two bed flats instead.
Bracknell Forest: fenced off land (23/00800/FUL)
A home-owner in Winkfield Row is not allowed to build a fence around open space outside their house, Bracknell Forest Council has ruled.
The owner applied for retrospective permission to extend their fence to encompass some land including patches of grass. The land is attached to the property, and the council received three letters of support from residents.
Winkfield Parish Council also said it had no objection, saying similar extensions had been allowed in the area.
But Bracknell Forest Council planning officers refused, saying the fence meant a loss of ‘amenity land’. It said this was ‘detrimental to the character and visual amenities of the area.’
Bracknell Forest: Crowthorne High Street (24/00116/PAE)
Plans to convert a shop front on Crowthorne High Street into a flat have been submitted to Bracknell Forest Council.
Mr David Ferris wants permission to change 99 High Street, which currently houses Crowthorne Insurance Services, into a two bedroom flat.
Wokingham Borough: Finchampstead Sports Club (233163)
Finchampstead Sports Club is allowed to extend its clubhouse to build an officials’ changing room, Wokingham Borough Council planning officers have ruled.
The club says its current officials changing rooms are ‘very old and decrepit.’ It adds: “The new facilities will provide significantly improved officials changing facilities at this very successful local football and cricket club.”
Wokingham Borough: Changes to traveller site in Twyford (232125)
The owners of a traveller site in Twyford have not been allowed to move their gate closer to the road and add new tarmac.
Consultants ET Planning said that the visual impact of the changes would be minimal. But neighbours and local councillors objected, arguing that they would cause harm to the countryside.
Planning officers ruled that the changes would harm the appearance of the countryside and the greenbelt.
