Brand new buildings for Ryslip Kennells and a wrangle over a piggery are in this week’s roundup of planning applications and decisions by Bracknell Forest Council.

Ryslip Kennels (19/00281/FUL)
New kennels, a cattery, a pet store and a dog agility barn could be built at Ryslip Kennels in Binfield.
Plans submitted to Bracknell Forest Council say ‘all the existing buildings on site’ at the kennels on Church Lane will be demolished. They say they are ‘no longer adequately serve’ the needs of the business.
But new buildings, with facilities also include a vet surgery will be built in their place. The plans were approved by Bracknell Forest Council on Wednesday, March 13.
Warfield piggery (24/00031/PAA)
Bracknell Forest Council has refused proposals to turn a barn in Warfield into a home – for the second time in a long-running saga.
Owners of the barn – a piggery on Church Lane – want to turn it into a home. But Bracknell Forest Council say conditions attached to a previous planning application say the barn can only be used for agricultural purposes.
The conditions are attached to a planning decision in 2020, which approved plans to build the barn.
But Pike, Smith & Kemp Rurual land and estate agents say the barn had actually been there for 50 years, and that the work in 2020 was merely a renovation.
They say this makes the 2020 planning permission – and its conditions – extraneous, and that they should be disregarded. They add the plans were only submitted in 2020 ‘simply to appease the council’.
Despite this Bracknell Forest Council refused permission to turn the barn into a home in September last year, saying the conditions are ‘clear’ that it should only be used for agriculture.
Pike, Smith and Kemp then submitted a new application with a letter from the builder who did the work in 2020, saying this would prove the barn had already been there. But the council refused permission again, for the same reason, on March 11.
Winkfield homes (22/00193/FUL)
Two old farmhouses in Warfield can be demolished and replaced with new ones, under plans approved by Bracknell Forest Council.
The two homes are both single storey buildings at Barn Hill Farmhouse on Hatchet Lane in Winkfield. Plans submitted to Bracknell Forest Council say they had fallen into disrepair and could not be renovated.
