Wokingham residents have hit out at a proposed plan for a major new development on the outskirts of the town.

The plan, set out by developers - Lightwood Strategic & Nicholas King Homes – alongside Wokingham Borough Council - has proposed the addition of 1,030 new homes.

With existing planning applications already in progress already under consideration, this will be a 25 per cent increase in previous proposals put to Wokingham Borough Council.

The 55-acre site, which is currently used for architecture and equestrian activities, is located between Easthampstead Road and Old Wokingham Road in Wokingham Without.

Thomas Shaves, an Easthampstead resident has expressed his worry for the survival of local wildlife and habitat in Wokingham.

According to Shaves, if the proposed plan is approved, it would result in the disappearance of Priors Farm, Pearces Farm and Hambridge Farm including all the activities that go with it.

The proposed development that has been set out in the plan by developers is located close to nearby homes and neighbourhoods.

A local resident, who lives in a neighbouring home said: “The proposal takes no account of existing residents who would see a major new road metres from their doorstep.”

Although the proposed plan is for 1,030 new homes, with existing planning applications already under consideration, this could rise to 1,125 homes.

A further resident told The News: "We have an opportunity to address this by making our voices heard - let our Councillors know how unpopular this is - once the green space is gone, we will never get it back - and where will it end". 

This site was identified in Wokingham Borough Council’s new draft Local Plan 2026-2040 for housing growth as an Extension to the South Wokingham SDL, which has been part built out already.

Lightwood Strategic and Nicholas King Homes explained: “In 2021 the Council published a concept plan for this area. Prompted by this we have undertaken a series of technical surveys to inform more detailed master planning.

“We are now seeking feedback on our plans. In doing so we recognise that the Council are not due to finalise their Local Plan until later this Summer.”

The News has contacted Wokingham Borough Council for a comment on the consultation.

The developers have said that they would like to invite people to a public consultation to discuss the plans at St Sebastians Memorial Hall, Nine Mile Ride on Friday, June 14 between 1:30pm and 7:30pm.
